This small building in the Elgin Commercial Historic District in Elgin, TX was in extremely poor condition before new owners embarked on an extensive rehabilitation project.
The building is one of many in the Elgin Commercial Historic District constructed with locally-produced brick. Over the years it served as various stores and a nightclub.
Completed in 2018, this project is a great example of how historic tax credits can be used for small-scale projects (which actually make up the majority of projects across the country). For under $400K in qualified expenditures, the derelict building was transformed into a commercial tenant space and modern apartment units.
