Post Oak Preservation Solutions was contracted as the preservation consultant for the rehabilitation of the historic Montgomery County Hospital in Conroe, Texas. Originally constructed in 1938 by Texas-based architect Wyatt C. Hedrick in collaboration with Claude Lindsley, the hospital served as the region’s first public healthcare facility and is a significant example of Art Deco/Moderne architecture adapted for a small-town environment. The building’s later additions in 1953 and 1967, designed to accommodate the growing healthcare needs of the region, are within its period of significance, further highlighting the evolution of healthcare in Montgomery County.

Our team worked closely with the client, Overland Property Group, to guide the building’s listing on the National Register of Historic Places and to secure state and federal historic tax credits for the project. Post Oak played a critical role in ensuring that the rehabilitation adhered to the Secretary of the Interior’s Standards for Rehabilitation, preserving the building’s character-defining features such as its original massing, exterior materials, and signature Art Deco elements. The rehabilitation converted the former hospital into affordable senior housing, utilizing the Low Income Housing Tax Credit (LIHTC) to provide Landmark 301, an independent senior living facility for individuals 55 and up.
